Here is a combination that should not exist and does: some of the newest housing in the county sitting on some of the most exposed fire ground. Median year of construction in Temescal Valley is 2003, 65 percent of the 9,627 units date from 2000 or later, and about 67 percent of the community is mapped as a very high fire hazard severity zone in the State Responsibility Area.

Owners read the second half of that as somebody else's problem because the houses are new. The code does not agree. Inside a fire hazard severity zone, replacing more than half the total roof area within any one year requires the entire covering to come back at least Class A, and the wildland-urban interface rules on valleys, eaves and gutters come with it.

Almost 94 percent of the housing is single-family detached and the neighborhoods are overwhelmingly concrete tile. The storm record is filed under names you would never search. Not one event in the national database carries Temescal Valley as its location; they appear as Arcilla and Weisel. Filter by coordinate instead and the picture is clear: a 67 mph gust at the Lake Matthews station on 20 January 2017 that put a tree across Knabe Road near Clay Canyon Drive, and a 65 mph downburst on 31 August 2017.

Debris flow is the other recurring entry. On 29 November and again on 6 December 2018, water, mud and rock came out of Coldwater Canyon and off the slopes above Glen Ivy Road, closing Temescal Canyon Road. Gutters and valleys on the canyon side of a house here carry a load that the identical house across the street does not.

So the useful advice past Lee Lake is not about product. It is about which plane of your roof faces the canyon, whether the valley metal under the tile is the 26-gauge over cap sheet the interface rules want, and whether the array rows have left a debris trap between the modules and the tile. Those three answers decide the next decade.
